Do you want to use your property as a tourist rental?
Currently, it is not possible to use the property for tourist accommodation. In June 2022, Law 3/22 was published, which suspended obtaining possible tourist licences for four years.
How to obtain a tourist licence?
It is very simple. First of all, the property has to meet certain conditions of habitability, an energy certificate and, in addition, certain services have to be provided, the typical services of a hotel. That is to say, there must be linen, cleaning, and constant property maintenance.
Secondly, to buy tourist accommodation, currently, in Mallorca, the price of tourist accommodation is 3500 € if you want to use it 365 days a year and 900 € if you only want to use it provisionally for 12 months.
How to report a tourist accommodation?
Apart from the inspection service that constantly examines digital platforms, there is now a mailbox allowing anyone to report anonymously that, in their building, for example, there is a holiday accommodation. In short, there is a moratorium on obtaining licences. Only if you buy a property that already has a tourist licence can you use this property and continue with the licence and use it for tourist accommodation.
