Are you worried about squatters entering your home?

This is a severe problem in Spain. Currently, if the owner is a legal entity or a natural person considered a large tenant, that is, that he has more than ten dwellings, no procedure to remove squatters can be initiated, and no eviction can be carried out until 31 December 2024.

If these circumstances are not met, if the occupied residence is their home, the police will immediately remove them from the house. This is also the case if it is a second residence.

In any case, to prevent the entry of settlers or to ensure that the police act and them you immediately, several requirements and advice must be met. Firstly, it is advisable to have an alarm with cameras inside. Having someone, a friend, or a representative who can visit your home is also advisable. For example, if your house is a villa with a garden, hiring gardening services when you are not there is advisable so that regular visits can be made to your home.

Unless it is a permanent or second home, this is problematic and can involve a procedure that can take two or three years.
